Bellevue splits neatly into two kinds of electrical work for us. Downtown is towers: condo interiors where the fixtures are the point, the soffits are already built, and the building has rules about noise, elevator bookings and what may be run through a demising wall. Our largest lighting job to date was exactly that — a downtown high-rise where every pendant, sconce, stair light and shelf channel was installed to a designer's plan. The other Bellevue is small commercial: the densest cluster of med spas in the metro area, a steady run of restaurant openings, and second-generation office space being cut up and re-leased. Bellevue issues its own electrical permits, and Puget Sound Energy — not Seattle City Light — pays the incentives.

Who permits electrical work in Bellevue

Bellevue is one of the Washington cities that runs its own electrical inspection programme, so the permit and the inspector come from the city rather than from L&I. Multi-tenant and high-rise work often needs the building's own approval on top of the city permit.

Who issues electrical permits in Bellevue?

The City of Bellevue does. Bellevue runs its own electrical inspection programme, so unlike Bothell or Issaquah — where L&I is the authority — the permit is bought from the city and a city inspector signs it off. On a downtown tower you usually also need the building's own approval and a booked freight elevator before anything starts.

Can my Bellevue condo association refuse to let me install an EV charger?

Not outright, not since 1 January 2026. RCW 64.90.530 stops a Washington condominium or HOA's governing documents from prohibiting an owner's EV charging installation. The association can still impose reasonable conditions — where the equipment goes, how it is metered and insured, who pays for the electricity and the installation. The harder question is usually whether the house panel has capacity for your stall, which is a load calculation, not a vote.

What does a med spa or salon build-out in Bellevue need electrically?

Read the equipment cut sheets first, because that is where the surprises are. Laser and IPL platforms typically want a dedicated 208–240 V circuit each, sized to the manufacturer's nameplate rather than to a rule of thumb. Pedicure stations need GFCI protection with no more than two chairs on a 20 A circuit. A 240 V spa tub usually wants 40–60 A with GFCI. Add the lighting-control scope the energy code requires and you have most of the bid.

Do you work in occupied Bellevue high-rises?

Yes — that is what the condo lighting job was. It means working to the building's hours, protecting finished floors and lift lobbies, keeping the corridor clear, and planning any circuit that has to be shut off around the residents on it. If the building requires a certificate of insurance from every contractor, tell us early: we can tell you today exactly what we hold, which is the licence and the bond.
